Three steps, start to close.
No portals to get lost in. You send me the deal, I handle the rest of the coordination — including keeping your title company and attorney on track.

I speak Gator — and SubTo
Part of the Gator Method community since 2023, and a member of the SubTo community as well. You won't need to explain what a double close or an A-B-C transaction is — I already know.
Backed by an established network
Funding runs through Pace & Abraham's established capital, so you get institutional reliability with none of the institutional distance.
Real estate is the whole focus
This isn't a side lane for a general lender. Double-close funding for wholesalers is the entire business.
Straight answers.
How fast can my deal get funded?
Faster than traditional financing, but it depends on your title company or attorney's responsiveness and how quickly your bank processes the wire — those pieces aren't in our control. What is in our control: we move on your file as soon as it lands, and we chase down your closing team so nothing sits idle.
What do you need from me to submit a deal?
Your signed A-side (purchase) and B-side (resale) contracts, the closing date, and contact info for the title company or attorney handling both sides.
Do you fund nationwide?
Yes. Every deal is confirmed with your title company or attorney to make sure a double close is workable in that state and county before we move forward.
What's the fee?
Pricing is tiered by deal size — 1% up to $500,000, 1.25% up to $1,000,000, and 1.5% up to $1,500,000, with a $1,250 minimum fee per deal. No credit checks, no qualifying — funding is based on the deal, not your credit.
Do both closings need to happen with the same title company?
Generally yes — both sides need to close the same day through the same title company or attorney for the funding to work cleanly. If your deal is structured differently, submit it and we'll tell you honestly whether it fits.
